Tabaq 38, Al Jaddaf Waterfront. Handover Q4 2028.
Thirty-eight floors.
No two drawn alike.
Point at a floor to pull it out: its homes, its prices and what is still free. Click the plate to open its plan.
Off-plan, paid into escrow. Trakheesi 71482/2025 and DLD project no. 3391 are invented for this concept.
Residences

Three bedrooms and a maid’s room
The family plan: a kitchen you can close, a maid’s room off it.
Drawn: home 2502 on floor 25, 1,857 sq ft and a 165 sq ft terrace, 3 bedrooms, 8 doors, facing east onto Creek Harbour and the water. AED 4,480,000.
The building
Six plate families. Thirty-five different floors.
138 homes over 35 residential floors, 133 m to the crown. Each floor turns 0.55° on the one below and moves its terraces along the facade, so no two are drawn alike. The podium below is for the people who live here.
Al Jaddaf
On the creek, between the old city and the new.
Al Jaddaf sits on the south-west bank of Dubai Creek: Festival City and Creek Harbour across the water, the Metro behind, Downtown twelve minutes away. Places are real; times are approximate, off-peak.

Mornings start on the water.
The podium opens onto the creek promenade: a shaded path along the quay and cafés at the foot of the tower. Tabaq’s stretch of promenade is part of the concept.

Amenities
Three floors and a deck, for the people who live here.

A lobby on the promenade
The lobby opens to the creek, with the cafés beside it. Parcels wait on shelves behind the concierge desk; your car waits at valet.
On the plate: creek-front cafés and retail, parcel room and concierge, drop-off and valet.
A gym that faces the water
Floor two is for weekdays: treadmills along the creek glass, bikes, racks and a free-weights floor; a co-working lounge with phone rooms; a children’s club.
On the plate: gym facing the creek, co-working lounge, children's club.
Spa, majlis, cinema
Floor three is for evenings: steam rooms, a plunge pool and treatment rooms, a majlis for guests that can be booked by the hour, and a cinema of 64 seats.
On the plate: spa, steam and changing, majlis lounge, cinema room.
A 25 m pool above the street
The podium’s roof is the deck: a lap pool on the creek side, planted edges and shade, four storeys above the promenade.

The view from floor 27
Height is the view you buy.
2701 faces north, over Dubai Creek, Bur Dubai and Deira, as its plan shows. The picture is not that view: it is Dubai Marina from a high floor, here for the height, not the place.

Payment plan and escrow
You pay as it rises. Escrow holds it first.
The account, dates and release figures are invented for this concept.
Statement for 2701, 3 bed + maid, AED 4,569,000.

| Oct 2027 | 40 % built 10 % | AED 457k | |

On booking you also pay the Dubai Land Department fee of 4 % (AED 182,760), which goes to the DLD, not to escrow. At AED 4.57 M this home qualifies its owner for the 10-year golden visa (from AED 2 M). Escrow account no. 0381-55-2190 at a UAE bank is invented for this concept, as are the dates and the release figures.

Handover Q4 2028
Keys in December 2028. This is the way there.
You book, and sign the sale agreement
Ten per cent and the DLD fee. Within 30 days the sale is registered as Oqood with the Land Department, in your name.
The podium is up
Piling and the three podium floors, certified by the escrow engineer before any money is released.
Topped out
The crown is poured on floor 38. From here the work is the facade, the lifts and the homes inside.
Completion certificate, then the snagging walk
You walk your home with your advisor and a list. What is on the list is fixed before handover.
Keys, and the title deed
The last 40 % is paid, the title deed is issued in your name, DEWA is connected and the service charge starts (about AED 17/sq ft a year).
If you let it: Ejari
A tenancy is registered with Ejari. The advisor who sold you the home can hand you to a leasing team, or not.
Dates after October 2026 are the plan, not a promise; in Dubai the escrow engineer certifies each stage before money moves. All dates are invented for this concept.
